At Building Surveyors NZ Ltd we have developed a full range of surveys to satisfy the various requirements of our customers. Our Charted Building Surveyors and Structural Engineers have appropriate skills and experience to deliver a professional report to our clients within one week of visiting the property.

This is the most comprehensive survey and report provided by us and is most suitable for older and larger houses. Each structural element of the property is inspected in detail including the fixtures, outbuildings and grounds. Our report describes the type of construction, the related damage and the existing condition and the extent of repair work required. A summary section is provided at the end of the report which includes maintenance advice and cost information for the repair work.
This report is mainly suitable for developers and property owners who have identified a property which requires significant repair, renovation or refurbishment of the fabric and services. Our survey concentrates on the main structural elements including the roof, external walls, floors and foundations. Any structural defects are highlighted in our reports, including budget repair estimates.
The Building Surveyors and Structural Engineers within our practice have the expertise to inspect and report on all building defects such as earthquake damage, flood damage, impact, subsidence, dry rot and rising damp. Our reports provide specific advice on the cause of defects outlining the remedial repairs options and cost implications. Our quick and effective service provides a solution to speed up potential delays with the insurance process.

BSNZ provide a comprehensive building surveying service to a variety of clients in relation to commercial, retail and industrial buildings. Our Building Surveyors have appropriate skills and experience to produce a professional report to our clients to assist with their specific requirements. A list of the commercial surveying services offered by BSNZ is provided below

Lease conditions provide legal responsibilities on tenants of buildings to correct defects and dilapidations which occur during their period of occupancy. It is normal practice for a landlord to produce a schedule of dilapidations for consideration by the tenant so that the extent and cost of the claim can be agreed by both parties. BSNZ provide professional advice to Landlords or tenants to assist with the negotiation of dilapidations claims.
Prior to entering a new lease agreement on a commercial property we would always recommend a prospective tenant to commission a pre – lease condition survey. Following a detailed survey, a BSNZ report will highlight any existing defects which should be corrected by the Landlord or recorded so that they do not form part of a future dilapidations claim
Buildings are usually essential for business’s to operate from although they can be very costly to maintain. BSNZ offer a surveying and reporting service to assist clients with the proactive management of their maintenance requirements. Costs can be controlled and spread over a planned period to assist clients with cash flow and budget preparations
In recent years, BSNZ have been commissioned by Local Authorities and Housing Associations to provide condition reports on their housing stock. We have the in-house surveying capacity to undertake large surveys and produce digital or manual reports in a variety of formats to satisfy client requirements
The spatial arrangements of buildings often need to change to satisfy the user’s requirements. A BSNZ survey can assess the buildings ability to accommodate the required changes. We can then design and project manage alterations to the building structure, fabric and services, using building contractors selected from our approved list
